The Vice President of Construction is responsible for the overall day to day construction operations of a National Developer, Builder and Owner. The successful candidate will have at least 15 years of experience in multi-family apartment construction. With past experience in Class A High Rise, Podium, Wrap and garden product. Strong communication and leaderships skills are essential. Additionally experience in design coordination, conceptual estimating, maintenance of the project budgets, strong site work experience, owner change orders, bid analyses, contract review and negotiations, project schedule updates and reporting are a few of the primary responsibilities assigned to this position. Responsibilities • Approve construction budgets/schedules ensuring consistency with loan and development agreements. • Motivate, train and supervise Superintendents, Project Managers, Contract Administrators, Assistant Project Managers. • Maintain and update Standard Specification Book including all utilities, signage, laundry rooms, leasing office, community rooms and entry monuments. • Value Engineer and review for constructability all plans and implement a written list of all cost savings ideas prior to plans being permitted. • Maintain a current database of Costs per project by Unit, Net Square Foot, Gross square Foot and Rentable Square Foot. • Maintain and Update department Policies and Procedures. • Develop an ongoing training program for all construction staff. • Ensure Jobsite Safety programs are being adhered too. • Review all major subcontractor and material bids. • Coordinate with the Developer, Architect and other design professionals during project planning. • Assist Developer in site due diligence and identify any potential site risk. • Work in conjunction with Design Coordinator on all amenity space planning. • Review all site plans and related civil work for efficiency, construability and livability.
