Manager Property Management / Lease Compliance

Responsible to manage lease compliance for the landlord/tenant relationship for over 590 retail locations from lease inception through termination. Primary focus is to insure that the physical condition of the stores are maintained in accordance with Burlington’s standards and requirements and support the Field, Internal and Landlord teams by promoting positive relationships
Property Management/Lease Compliance:
•Review, evaluate, create and implement processes and recommend resolution. Relying on experience and judgment to plan and accomplish goals. Execute policies and best practices to ensure that all Landlords and Sub-tenants are Lease compliant. This includes but not limited to:
1)Routine maintenance protocols within the Service Channel system
2)Repairs addressed in a timely fashion
3)Shopping Center Co-Tenancy
4)Warranty turnover Insurance
•Develop and prepare all necessary analytics to assist in developing and maintaining pro-active strategies to resolve property operational and compliance-related challenges including roof, structure, parking lot and co-tenancy conditions. Create processes to better assist the field teams with various store related issues while providing continued support.
•Ensure all store inquiries and service requests are coordinated appropriately and maintenance disputes/repairs between Landlords and Burlington partners are resolved quickly. This involves daily prioritizing of all issues and action plans including written correspondence, telephone follow up with accurate entry and maintenance to the Service Channel system.
•Interpret, administer and enforce lease covenants and provisions to support our stores and insure Landlord / Tenant compliance. Analyze such lease term and provision data to determine appropriate course of action and negotiate and implement solutions while responding to inquiries regarding lease rights and explanation of lease terminology from outside departments relative to LL or Tenant responsibilities for property management or facility issues. Advises Real Estate Directors and Legal Dept. of unfavorable lease language related to property management issues and recommends improvements when leases are up for renewal or renegotiation
•Confirm Landlord / Tenant compliance with property management operational procedures and applicable governmental regulations including complaints, violations, and OSHA inquirers, and work with Landlords or Tenants to determine the best course of action to be taken.
•Manage and respond to emergency after-hours calls via phone and computer as required. Special projects when necessary.
•Collaborates with internal multi-functional teams (IE: Facilities, Construction, Real Estate, Legal and Finance) and external partners to promote positive relationships.
•Reviews and approves all payables or receivables related to property management issues to ensure timely payments or receipts from Landlords
•Monitors all lease violations of Landlords and assists Property Management Specialists to validate lease compliance and negotiate with landlords for timely resolution of all property management issues.
•Work with the Legal Department to resolve Landlord / Contractor disputes and insurance claims as required, including disaster recovery. Coordinate disaster recovery programs between Landlord and internal partners for speedy re-opening of stores.
•Monitor shopping center co-tenancy, populate the Lucernex system and ongoing assessment management
•Coordinate and assist with Tenant/Landlord improvement projects such as remodels, downsizes as required

•Minimum 7 years retail property management experience required
Skills and Abilities:
• Knowledge and understanding of the retail lease required.
• Ability to quickly obtain Landlord compliance with lease requirements for the benefit of the stores.
• Strong follow up skills to ensure that issues are resolved.
• Understanding of Building/Facility Operations
• Strong negotiation skills
• Experience with Service Channel, Lucernex /Accruent (Lifecycle System) preferred.
• Proficient in Microsoft Office specifically Word and Excel.

• Work closely with principals of Burlington and the Landlord representatives
