Responsibilities include analyzing special conditions or circumstances which may arise on projects; assisting subordinates with unusual or difficult solutions to complex utility construction problems and assisting in the establishment of department objectives.
The Construction Manager plans, supervises and coordinates all tasks in the homebuilding process, ensuring the project gets completed on time and within budget. Additional responsibilities include managing trade partners and ensuring quality control and safety.
Prepare or direct the preparation of purchase orders and subcontracts for concrete materials and labor; including concrete, rebar, stud rails, post-tensioning, formwork, tower and mobile cranes, and any other miscellaneous concrete materials.
Manage the home building process from receipt of building permit to closing of the sale and ensure building code, environmental, safety compliance and the quality specifications of the Company and its customers.
Manage the process of closing any office, including preparing cost estimates and appropriating funds, coordinating vendors necessary to remove FF&E and clean the facility and perform final walk through with Landlord.
Demonstrates capability to read, understand and apply standard to moderately complex documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
Provides a full range of project management services for the development, design, construction, completion, and activation of assigned construction projects including managing scope, schedule, cost, risk, and resources.
Manage the assignment of manpower, materials, and equipment to maximize efficiency, maintain schedules, and to meet budget goals. Keeps alert to possible problem areas and takes preventative action to ensure that critical milestones are met for each phase of the project.
Responsibilities of a construction manager include obtaining all permits and ordering all materials required to construct houses, and coordinating with the project manager to set up and monitor the construction schedule.
