The Building Service Engineer will operate, maintain and care for all aspects of the physical facility. In conjunction with the Director Operations, establish a high degree of facility appearance, functionality and operational standards that will firmly maintain the reputation and status of The Forum as a premier entertainment facility. The service engineer will operate and monitor the central plant systems for heating and air conditioning. Create and maintain operational logs. Develop and implement a preventative maintenance program for the facility, including all mechanical equipment, transportation equipment, commercial food service refrigeration equipment, HVAC, plumbing and electrical equipment. Inspect and make necessary repairs as needed to pumps, motors, air compressors, plumbing and electrical systems. Routinely conduct inspections and document equipment and facility conditions. Be familiar with and insure adherence to all applicable codes and regulations including Federal, and state safety regulations. Be familiar with and maintain building sprinkler, standpipe, smoke purge, and emergency lighting systems. Operate the automated fire alarm system and respond to alarms and emergency situations. Assist LAFD when required with knowledge of the facility particularly related to the fire and life safety systems. Be familiar with event schedule and provide support for event requirements as needed. Participate in special projects and perform other duties as assigned.
The ideal candidate must have ten or more years experience as a building service engineer, operating and maintaining building systems and equipment. Must have a federal EPA Universal Refrigerant Certificate and a valid California driver’s license. Must have experience with computer based building automations systems including DDC and Pneumatic controls. Must have the ability to take an analytical approach to troubleshooting electrical and mechanical problems. Must have general familiarity with and ability to read blueprints and diagrams, make rough sketches, and develop cost estimates, working with contractors and consultants. Must have general plumbing skills including pipe installation of no hub, copper, galvanized and black iron pipe, as well as installation of plumbing fixtures. Must be able to perform light carpentry. Must have basic painting skills. Schedule must be flexible. Nights, weekends and holidays are required. Basic computer skills and familiarity with Microsoft is helpful. Must be able to communicate effectively in writing and verbally.
